You sound uneasy about your the relationship you're building. That's a pretty good sign that you shouldn't be doing business without a written contract.

When the domain name is registered, make sure your business is the registered owner and that you are listed as the administrative as well as the billing contact. That gives you control of the domain name.

If you are uneasy about control issues, you'll have to use a host other than the developer. To control a website, you need the passwords for FTP access. The host can change these at any time, so a separate host is advisable if you're uncomfortable.

It is not unusual for the developer to lease not only his services, but use of his proprietary software and/or designs. You'll need to get this spelled out for you, and if you're uncomfortable, get it in writing.
