Subject: how to terminate a lease

My husband and I have come from Spain in january for business reasons. We have signed a lease for a 1 bedroom apt. in a luxury building.
Now the problem is that we have to return to Europe earlier than expected. It could be July or October.
We don't really know what to do and how to terminate the contract in advance.
