I have found that the title company that will handle the closing is a valuable resource in making the arrangements for liens to be paid at closing. Everyone is anxious to get paid an outstanding balance and a title company is often able to massage the process and have things move faster.

Typically, the buyer's mortgage company has more influence in the selection of the title company but in your case - perhaps a conversation with your listing agent may help. A referral from the agent to a good title company would be a good place to start. A conversation with the title company would help to know the place to start (if anything can (or should) be done now) Then, when an offer is close to being accepted, the agent might be in a position to suggest this title company based on the initial work that has already been completed.
