Let's ignore the fact that the buyer's broker is undoubtedly far more experienced than you in evaulating neighborhoods, appraising property, and negotiating real estate transactions.

All else aside, the buyer's broker offers you an advantage you wouldn't otherwise have -- and at no extra cost to you, since his fee typically comes from the proceeds of the sale. Most buyer's brokers are Multiple Listing Service (MLS) brokers and can provide you with home listings as they enter the system. Since most houses are sold via MLS and you get them a week or more before they hit the newspapers or the web, the buyer's broker gives you first crack at the choice listings.

Two of our sponsors are buyer's brokers, BTW.
In Westchester, Putnam, Rockland, Dutchess and Orange Counties (and Fairfield in CT), we recommend Balch Buyer's Realty
http://www.balchbuyersrealty.com.
On Long Island (Queens, Nassau and Suffolk Counties), our pick is Complete Home Buyers Advantage
http://www.servenet.com/chba.

Good luck and let us hear how you made out.
