Subject: Where to begin w/ Home Renovation Project

Folks:

I am planning a large addition to my home. I have plans, and a few estimates, but the prices are, well, surprising. I'm confused because I don't know whether to scale back my plans or try to scrape together the $$ and go through with it. Part of the problem is that I need to know the most reliable way of figuring out what I can borrow. I know the current value of my home will be a factor, but that's the problem! The house was a fixer-upper, purchased as-is. I did a lot of work on my own, already, but portions are still under construction, and the roof needs to be replaced. Since I want to build up, it makes no sense to fix the roof before getting an appraisal. Ideally, I would like to refi w/ cash out to pay for this project, but I'm worried about a low appraisal due to the current poor condition of the house. Can you tell me how to proceed under the circumstances?
