Paul,

You are local, give me a call. I do not do mortgages, but work with many of them. Banks will not do this deal. They usually have stringent requirements that do not all modification. Mortgage brokers will do this one, if you find the right one.

An Buyer's Agent is a real estate agent who is looking out for the buyer, not the seller. Usually, real estate agents work for the seller, to help the seller obtain their goal. Remember, the goal of the seller is to get the most money they can for their property with terms of the deal most favorable for them. The buyer's goal is the opposite: purchase for the least amount with the most favorable terms for the buyer. There are agents out there with experience to help the buyer. An Exclusive Buyer's Agent ONLY works for buyers. Sometimes an agent, like a C21, RE/MAX, ERA, etc. who works for the seller (lists property) will say that he can work for you, also. (?????)
