Anyone who knew the answers to your questions would be able to predict the future and would too wealthy to be working for a living. Needless to say, no such people exist.

The best you can do is to obtain an honest, informed opinion from someone who has your best interests at heart.

My suggestion: hook up with an exclusive buyers broker. Buyers brokers, unlike "listing" or "sellers" brokers, take no listings and work only for you, the buyer.

A buyers broker has to tell you the good and the bad, whether you like it or not. Any other broker is committed to working for the seller, getting the best price, and has no obligation whatsoever to tell you the negatives.

The good news is it doesn't cost any more to use a buyers broker -- who will show you any house that's up for sale, unlike sellers brokers who are trying to unload their own inventory.

The bad news is that there aren't many exclusive buyers brokers, and most are quite busy already.
