To find a buyer's agent, try the National Association of Exclusive Buyer's Agents website at naeba.org

For MLS-listed properties, the buyer's agent gets the "finders" half of the commission. The listing agent (never an exclusive buyer's agent -- they don't take listings) gets the other half. Both sides of the commission are paid by the seller at closing.

For properties not listed by MLS --for example, FSBO's, which other agents won't show normally -- you would pay the buyer's agent commission. You would negotiate the amount when you sign up with the buyer's agent.
